Ridge Street Capital provided a $368,000 hard money loan to an experienced Maine investor for the acquisition and renovation of a 3-bedroom, 2-bathroom, 1,450 sq. ft. property in Portland, ME.
The loan covered 90% of the purchase price and 100% of the $80,000 rehab budget, which included a full gut renovaton, reframing, layout change, new roof, and full interior & exterior refinishing.
The borrower had 3 completed flip experiences with excellent credit (740+), so we offered maximum leverage at 75% of the After Repair Value. The borrower came out of pocket with a $32,000 down payment plus closing costs.
We received the loan request with ample time (30 Days) and closed on time without any issues.
