Ridge Street Capital provided a $288,000 hard money loan to a first time investor for the acquisition and renovation of a 2-bedroom, 1-bathroom, 1,244 sq. ft. property in Providence, RI.
The loan covered 90% of the purchase price and 100% of the $80,000 rehab budget, which focused on light cosmetic upgrades, including modernizing the kitchen, refinishing hardwood floors, and enhancing curb appeal.
The borrower was a first time fix and flip investor with excellent credit (740+), so we offered maximum leverage at 75% of the After Repair Value. The borrower came out of pocket with a $26,000 down payment plus closing costs.
