Ridge Street Capital funded a $221,000 hard money loan to a first time investor for the acquisition and renovation of a 3-bedroom, 1-bathroom, 1,400 sq. ft. property in Albuquerque, NM.

The loan covered 80% of the purchase price and 100% of the $65,000 rehab budget, which focused on light cosmetic upgrades, including modernizing the kitchen, refinishing hardwood floors, and enhancing curb appeal.

This was the borrowers second deal in NM and the deal showed thin but still profitable returns, so we offered to lend at 70% of the ARV. The borrower came out of pocket with a $39,000 down payment plus closing costs.

We received the loan request with ample time (30 Days) and we closed on time without any issues.
