Ridge Street Capital provided a $335,000 hard money loan to an experienced investor for the acquisition and renovation of a 4-bedroom, 2-bathroom, 1,887 sq. ft. property in Madison, WI.
The loan covered 85% of the purchase price and 100% of the $90,000 rehab budget, which focused on light cosmetic upgrades, including modernizing the kitchen and bathrooms, as well as replcaing the roof and fixing a leak in the foundation.
The borrower had 3 flips completed and mediocre credit, so we offered maximum leverage at 70% of the After Repair Value. The borrower came out of pocket with a $36,750 down payment plus closing costs.
